Its advisory judgment, project-information logic, and technology direction draw directly on the founder’s international experience in real estate development, information delivery, openBIM, Reality Capture, software and AI, AECO/FM, and developer-side project control. Founder-led does not mean informal, improvised, or limited to one person’s opinion. The company translates this experience into scalable methods, quality-controlled Project Packages, robust Project Processes, stable project-information environments, useful datasets, and sustainable Partnership models that can be applied consistently across projects and portfolios.
People
The SPRAICO.AI team is led by its founder, Artem Okhinchenko, and supported by external senior advisors bringing decades of relevant experience. Artem has a distinguished academic background in architecture and urban planning, complemented by studies in mathematics; a decade of international experience in real estate project-information consulting; full-stack software development expertise; a strong commitment to Reality Capture technologies; Graphisoft Hall of Fame recognition; and extensive openBIM and AECO/FM delivery experience. This combination provides senior judgment when interpretation is required and structured capability when projects need organization, scalability, and continuity.

It means that the SPRAICO.AI team has direct international experience with how project information and technology connect across the full real estate development landscape: land, planning, permitting, design, budgets, schedules, procurement, construction, site evidence, handover, refinancing, transfer, and exit.

Core capability in-house
SPRAICO.AI has an in-house information and technology production layer that supports Project Cloud infrastructure, Reality Capture, openBIM / IFC references, AECO / FM information, structured datasets, registers, software-enabled processing, AI-supported structuring, interoperability workflows and project-specific technical outputs.
In-house does not mean that SPRAICO.AI does everything alone. It means the company retains core project-information and technology capabilities internally, allowing advisory judgement to connect directly with production, data structures, technical workflows and delivery continuity.
This matters because project information often requires more than interpretation. It may need to be structured, checked against source material, connected to models or site evidence, organized into datasets, prepared for review or carried forward into handover, transfer, refinancing or exit.

Our work begins outside AI—with real sites and buildings, source documents, Reality Capture outputs, and existing project information. We collect this information as it exists; AI does not invent the starting point or replace the evidence.
The information then passes through several processing levels.
Some use conventional software, automation, and professional analysis; others use language, multimodal, or diffusion models where they add value.
Within this human-controlled workflow, AI can analyze and transform information across languages, documents, and machine-readable formats. Its outputs remain provisional until checked against project sources and requirements.
The process then returns to the real world. Human-reviewed models, documents, and datasets support assets designed, built, and operated through professional knowledge and established delivery processes.
This is our no AI → AI → no AI approach: reality is the source, AI supports processing, and people deliver the project.
Why SPRAICO.AI—and Why Now?
SPRAICO.AI was registered in late 2024, following the release of GPT-4o and o1-preview. These models made multimodal processing and complex reasoning practical across varied bodies of project information. They also made mixed project records workable within coherent workflows.
They did not remove the need for specialist knowledge or human verification. They enabled the SPRAICO.AI team to extend and apply its cross-disciplinary capabilities across AECO/FM, BIM, project delivery, project controls, information management, and software engineering.
Human Control Remains Essential
Today’s AI outputs are, by definition, probabilistic and uncertain and cannot be treated as project truth without verification.
At SPRAICO.AI, the team designs, operates, and supervises the workflows. It decides where AI is appropriate, identifies uncertainty, tests outputs against original sources, corrects inconsistencies, and verifies every final deliverable.
